We can put together the design team that best suits your needs, expectations, and budget desires. With the owner, architect, builder (and if you choose to have a designer) on board from the beginning, your process will be much easier and more streamlined. We want all communication to include every team member so everyone has a complete understanding of the desired outcome. We can also quickly adapt to your pre-selected team. Turn-Key will work diligently with the team to build any style of home you are looking for. LOT & LAND SELECTION

 We can help you to select your lot based on the feasibility and topography for your home. You may be looking at large lots that can accommodate the floor plan you desire with the backyard feeling like an extension of your floor plan, or steeper lots with beautiful views that may require additional grading and retaining walls, or smaller lots that you want a single story home built on yet it doesn’t work within the building envelope. These are all concerns Turn-Key Construction Group can help you address when selecting your lot. If you have already purchased your lot, Turn-Key Construction Group will work with the architect to capture the best layout and design of your home while strategically positioning the home to capture the views, your zero edge pool, or keep an eye out on the swing set from your kitchen window. The ideas are endless.

 

FINANCING & BUDGET

Financing

We have multiple banking partners that can help you with the loan process. Turn-key Construction Group has already been pre-qualified by many construction lending companies (meeting the requirement that a builder has to be approved by the lender). We work closely with you and your lender so that you completely understand the draw system, bank inspections, permanent finance conversion, and any other details applicable to your loan. If you are building without a lender, we'll work with you to put together a payment schedule that closely resembles the bank loan process. This includes the option of a third-party draw specialist that assures the draws are performed accurately and expediently.

Budget

Your projected remodel or built-to-suit home budget is discussed right away, so you have an accurate idea of costs. Once all sub-contractor bids are in, and permit fees are accounted for, a contract with a written price is signed between the owner and contractor. Turn-Key Construction Group will base your allowances on the selections you have made (plumbing fixtures, lighting, flooring, appliances, counters, cabinets, etc.) These selections and prices are entirely up to the customers. The costs for your project will be broken out into multiple categories on a spreadsheet, and we put together a Gantt sheet schedule to follow the progress and help sequence the needs for your selections, and keep you apprised of the job flow process.

 

TIME TO BUILD

Turn-Key Construction Group will take your dream to a "Turn-Key" reality. You have your lot, you've picked the home style, and how it sits on the lot, now it's time for your exterior and interior selections. A designer can help you in all aspects of the selection process, keeping you within your budget. Turn-Key Construction Group will take your selections and handle the exterior and interior permit process, utility, and other jurisdictional requirements for the construction process.
